UDC Announces “The Henry”, a New Mixed-Use Development in Johnson City, Tennessee

Johnson City, TN – JC Downtown OZ, LLC, a registered opportunity fund, is pleased to announce the acquisition of four city-owned buildings at 309, 313, 319 and 323 E. Main Street for a new mixed-use development called “The Henry.” The LLC is an affiliate of Mitch Cox Companies (MCC) & Universal Development & Construction (UDC), who have worked together on many successful development projects in the region and have been in business for more than 60 years combined.

The project name is in honor of Johnson City’s founder, Henry Johnson.

“We are proud to be a part of the revitalization efforts currently taking place in Downtown Johnson City. There has been some great development taking place along Buffalo Street & E. State of Franklin Road, but ‘The Henry’ is the first major development effort on the east side of Roan Street since Paxton Place,” said Philip Cox, partner with JC Downtown OZ LLC. “This effort sets its sights on maintaining the character of the historic downtown buildings and will actually take the building facades back to the way they used to be, by reinstalling large windows where they once were.”

The improved design changes for “The Henry” have already been presented and approved by the Historic Zoning Commission.

The 1st phase of this mixed-use project is set to start within 60 days of closing, and will include 2,400 sf of retail space at 323 E. Main St., and 5,000 sf of retail/office space plus 5 multi-family units with on-site parking at 319 E. Main St. These properties will be available for pre-leasing immediately.

The 2nd phase of construction will include 15,000 sf of retail space, as well as over 20 multi-family residential units with on-site parking between the remaining 2 properties, 309 & 313 E. Main St. Later phases plan to include resident amenities and additional on-site parking.

Leasing and property management of the retail and office space will be provided by Mitch Cox Companies and by Universal Development and Construction (UDC) for the apartment lofts.
